Engineered Timber Flooring with Structural Floor Levelling

This project consisted of a complete re-floor of a semi-detached home in Sydney’s Eastern Suburbs. The client contacted us wanting a new engineered timber floor and, at the same time, repairs and levelling of the existing floor joists.

Typically, with older semis and terraces in Sydney, the original stone and brick foundations, along with hardwood bearers and joists, move and sink over the decades. This results in uneven floors — and this home was no exception, with one of the bedrooms having sunk more than 70mm over 3.5 metres.

The scope of works involved removing all existing skirting boards and the cypress lime-washed floorboards, then levelling the floor joists by fixing new LVL joists alongside the existing ones to straighten and level the entire ground floor.

Once the floor framing was level and flat, new particleboard sheet flooring was installed, followed by the new Woodcut engineered oak flooring, which was glued down. New skirting boards were fitted, and the rooms were repainted.

We were able to retain the existing kitchen and laundry cabinets and run the new flooring up to and under the kickboards, avoiding the need to remove the cabinetry.
